One Independence Center Rounds Out Retail Leasing, Ends 2023 with over 100,000 Square Feet Leased

Charlotte, N.C. – (January 30, 2024) – Crescent Communities, a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities, today announced it has completed retail leasing at One Independence Center, located in the heart of Charlotte’s Uptown. In total, the 20-story 101 North Tryon Street building has leased over 100,000 square feet of office and retail, including 23,000 square feet of restaurant and food and beverage space, marking a milestone for the center city building and cementing its total modernization. Crescent, in partnership with Nuveen, has invested more than $30 million since 2020 to create a top-tier, trend-forward destination that better meets the needs of today’s tenants and more than 25,000 pedestrians that pass through the center each day.

Perhaps the most robust symbol of One Independence Center’s evolution is the leasing momentum of the center’s crown jewel, Monarch Market – Uptown Charlotte’s only experiential dining hall – which opened at the end of 2023. Spanning more than 18,000 square feet, the concept includes nine food vendors, including Barley & Burger, Brooklyn Dumpling Shop, Curry Gate, Dock Local, Focaccina, Kabab2Go, Pha Khao Lao, Rolled AF, and opening soon, Just Chicken. Monarch Market is completed by one full-service restaurant, Sushi Art, and bordered by one-of-a-kind murals by local artist Rosalia Torres-Weiner. Late last year also marked the opening of the collective’s three unique mixology experiences: Aster Cocktail Room, located on a mezzanine above the main food hall with a balcony overlooking Tryon Street; Lanai Terrace Bar, an open-air, coastal-inspired outpost; and Monarch Bar, serving signature cocktails at the center of the main dining hall.

Monarch Market is the centerpiece of Crescent’s complete redesign of the center’s ground floor, including both a renovated lobby and evolved retail space, and the addition of outdoor seating, an elevated front porch, and a new building entrance along Tryon Street. In addition, Crescent has reconfigured the atrium connecting the building to Charlotte Marriott City Center and The Ivey's hotels with the opportunity to be used as a meeting space, event venue, or flexible working area.

Complementing Monarch Market’s culinary offerings, One Independence Center will also house a Starbucks; the fifth location of locally owned Italian staple Portofino’s; and North Carolina’s first-ever Sweetgreen, a fast casual restaurant chain specializing in customizable and seasonal gourmet salads, warm bowls, and protein plates that incorporate fresh produce and ingredients from local farms. Sweetgreen will occupy nearly 3,000 square feet and is set to open in summer/fall 2024.

Driven by new state-of-the-art office amenities, modernized interior features and a Certified Gold rating for secure connectivity, office leasing at One Independence Center continues to grow. Recent signings include e-commerce practice Bloomreach and talent and workforce solutions provider Genesis10. The center has move-in ready suites available on floors five, 12, and 13.
