Charlotte, N.C. – (March 9, 2021) – Today, Crescent Communities, a nationally-recognized, market-leading real estate investor, developer, and operator of mixed-use and commercial communities, announces plans for its expansion to Raleigh-Durham in the Town of Holly Springs. Near Seqirus’ North American campus and adjacent to the Holly Springs Business Park, Crescent Communities Commercial will develop three buildings focused on life science and biomanufacturing on approximately 25 acres at the intersection of Green Oaks Parkway and Holly Springs New Hill Road.
“We’ve been planning our emergence into both the Raleigh-Durham area and the life science and biomanufacturing industry for some time and are looking forward to being part of this burgeoning sector in a growing region of North Carolina,” said Brendan Pierce, President of the Commercial business unit at Crescent Communities. “This announcement kicks off what will be a long-term partnership with the Town of Holly Springs for our team to create and deliver three life science and biomanufacturing buildings in a campus setting.”
Over the past year, Crescent Communities has been working with the Town of Holly Springs and local developer Trustwell Property Group to plan and develop a life science campus that will be the footprint for economic and social growth in the area. The three-building campus by Crescent Communities will offer over 255,000 square feet designed to maximize flexibility for tenants’ needs and deliver with speed to market. Two of the buildings will be constructed to meet biomanufacturing specifications, with each one offering over 100,000 square feet and the ability to accommodate single or multi-tenant needs. The third building will be a two-story office space designed for smaller office users or expansion. Crescent Communities aims to start construction in late Summer 2021, with the first building’s delivery expected in Summer 2022.
“The Town of Holly Springs is excited to add Crescent Communities to our variety of options for life science companies in the 200-acre Oakview Innovation Park” said Irena Krstanovic, the Town of Holly Springs’ Economic Development Director. “This unique project will provide existing buildings outfitted specifically for the life science tenant, which we anticipate will be highly in demand and provide many high quality jobs to our community.”
Life science and biomanufacturing – and their real estate needs – are complements to Crescent Communities’ current industrial, office, value-add, and community planning experience. When the Commercial team elected to expand to the Raleigh-Durham market, it was evident that the demand and commitment to this line of business in the area is strong. Each component of Crescent Communities’ Oakview Innovation Park has been carefully planned to maximize the space and make it desirable and convenient for biomanufacturing and life science companies.
Holly Springs is located about 20 miles southwest of Raleigh in the heart of one of the fastest-growing regions of North Carolina. Alongside Crescent Communities and the Holly Springs team, the three buildings are being designed by a team of industry experts, including Timmons Group, O’Brien Atkins Associates, Gilbane, and the Town of Holly Springs.
