Charlotte, N.C. – (April 26, 2021) – Today, Crescent Communities, a nationally-recognized, market-leading real estate investor, developer, and operator of mixed-use and commercial communities, announces their new ownership of the One University Place building. Located in the heart of Charlotte’s University City submarket on the corner of N. Tryon Street and WT Harris Boulevard, the building is positioned at one of the most prominent intersections in the neighborhood. Renovations are expected to begin in Summer 2021.
Crescent Communities’ improvements to the interior and exterior of the four-story, 84,400 square foot building will include upgrades to its façade, landscape, hardscape, and office suites, as well as upgraded connections to the area’s most popular amenities – the activated waterfront, restaurants, and retail stores. The building recently underwent modern renovations to the lobby, elevators, and parking lot, and features a four-story glass atrium overlooking the lake and boardwalk – providing an ideal work environment bathed in natural light. These renovations, in addition to the improvements Crescent Communities has planned, will cement the building’s position as one of the most desirable in the University submarket.
“Crescent Communities has a successful legacy of commercial and multifamily communities in the University area, and we look forward to expanding that footprint with the acquisition of One University Park,” says Sagar Rathie, Managing Director of Commercial Office Development at Crescent Communities. “Our planned updates to the building will add desirable amenities to the market and will continue to make the growing University submarket an attractive option for companies and talent.”
One University Place, located at 8801 J.M. Keynes Drive, is situated at the epicenter of University City Partners’ cohesive master plan to develop a walkable, mixed-use community and is surrounded by retail, hotels, and restaurants. The highly accessible development is across the street from the University of North Carolina Charlotte, adjacent to the LYNX Blue Line station, and a 15-miunte drive to both Uptown Charlotte and the Charlotte Douglas International Airport. This ideal location gives the building a Walk Score of 85%. At 85%, the highest scoring asset in the market, One University Place is considered “very walkable” with most errands able to be accomplished on foot. Notable walkable restaurants include Cava, Boardwalk Billy’s, and City Barbecue.
“We’re excited to have the opportunity to continue working on One University Place with new ownership,” said Maddy Howey, leasing agent with Trinity Partners. “Crescent’s plans for new indoor and outdoor tenant amenities will truly activate the space, and we expect the planned pre-built suites to be attractive to a diverse group of users as companies return to the office.”
The building’s current office tenants include a diverse blend of business, technology, financial services, consulting, engineering, legal and other firms including University Center City Partners and WFAE. One University Park has three suites available for lease.
