ATLANTA (October 8, 2019) - Crescent Communities is now pre-leasing at its newest multifamily community located in the heart of Old Fourth Ward. Just steps from Ponce City Market and the Beltline, NOVEL O4W by Crescent Communities features 233 apartment homes that combine the character of Atlanta’s most compelling neighborhood with luxurious finishes and amenities. Crescent Communities is now providing hard hat tours for future residents and anticipates that first move-ins will take place in November 2019.

Amenities further enhance the lifestyle at NOVEL O4W with a resort-style saltwater pool and courtyard, 2,000-square-foot fitness center and yoga studio with a second courtyard, dog park and pet wash area, private offices and an outdoor roof-deck with panoramic skyline views.

In addition to community amenities, Land of a Thousand Hills Coffee previously announced that NOVEL O4W will be home to its latest concept “LTH Coffee and Social,” which will encompass over 2,000 square feet of retail space in the lobby and mezzanine. This socially conscious, “do good” offering brings its signature coffee from Rwandan beans, along with sandwiches and pastries, craft beers, cocktails in the afternoon, private coworking spaces available to rent, and a communal table for gathering and neighborhood events. In addition to LTH Coffee and Social, other tenant announcements will be provided at a later date by Vantage Realty Partners, the leasing broker for the retail space at NOVEL O4W.   

The Old Fourth Ward neighborhood is known for its sense of individualism, rich history and authenticity. Crescent Communities has partnered with local designers, artists, architects and others who embrace the neighborhood’s character, immersing NOVEL O4W in the ever-evolving Old Fourth Ward story.

One such partner is local designer and visual artist Tristan Al-Haddad who has designed a signature sculpture titled the “HeARTh” which welcomes visitors to the community at the high-profile entry on North Avenue.  Featuring a dynamic form, the “HeARTh” changes as individuals pass by, which is representative of the vibrant energy that surrounds NOVEL O4W.
