RALEIGH, North Carolina (Dec. 1, 2025): Crescent Communities, a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities, today announced the sale of Building H at THE YIELD Holly Springs, a premier life science and innovative manufacturing campus in North Carolina’s Research Triangle, to Ypsomed, a leading developer and manufacturer of injection systems for the self-administration of liquid medication. The 110,000-square-foot cGMP building will become Ypsomed’s first North American manufacturing facility, marking a landmark investment in the U.S. life sciences sector. Ypsomed plans to customize Building H to be operational in 2027.

THE YIELD Holly Springs is Crescent’s flagship life science and innovative manufacturing campus, offering up to two million square feet of manufacturing, industrial, office, lab, and retail space. Located in the highly desirable Holly Springs, North Carolina, the campus is at the epicenter of the Triangle’s booming biomanufacturing sector, adjacent to FujiFilm Biotechnology, CSL Seqirus, Amgen, and recently announced Genentech. With direct access to a highly educated workforce and proximity to three tier-one research universities – Duke University, UNC-Chapel Hill, and NC State – Holly Springs continues to be a magnet for highly skilled talent and innovative companies.

“Holly Springs continues to prove itself as the leading destination for innovative life science manufacturing companies,” said Brendan Pierce, President of Commercial at Crescent Communities. “The collaboration between the Town of Holly Springs, Wake County, North Carolina and the region’s talented workforce continues to make this area an attractive place for innovation and investment, and we are honored to welcome Ypsomed as a cornerstone tenant of THE YIELD Holly Springs.”

Ypsomed’s decision to establish its U.S. presence at THE YIELD Holly Springs comes at a time of growing global demand for subcutaneous drug delivery solutions. The company manufactures injection and infusion systems for insulin, GLP-1 therapies, autoimmune therapies, and other self-administered medications, positioning it as a critical player in the expanding landscape of chronic disease management. The facility at Building H will enable Ypsomed to serve its North American pharmaceutical partners with localized, high-quality production capacity.

The sale of Building H further solidifies the Triangle’s global attraction of biotech companies and Crescent Communities’ forward-looking vision for life sciences development. THE YIELD Holly Springs is one of two campuses launched by Crescent Communities’ life sciences division, THE YIELD, since its inception in 2023. THE YIELD North presents an ±83-acre shovel-ready development opportunity in Holly Springs, adjacent to Genentech and Amgen and zoned for innovative manufacturing.

Nationwide, Crescent Communities continues to experience significant growth with $7.2 billion of residential and commercial investments and developments in various stages of construction, operations, and planning. That pipeline includes 15,300 multi- and single-family build-to-rent units; 58,000 square feet of complementary retail space; and 7.5 million square feet of office, industrial, and life-sciences facilities. With a focus on environmental sustainability and wellness, Crescent Communities is a leading recipient of LEED, NGBS (National Green Building Standard), Fitwel, and WELL certifications.
