Crescent Communities Breaks Ground on Holly Springs Life Science Campus

Charlotte, N.C. – (December 13, 2021) – Today, Crescent Communities, a nationally-recognized, market-leading real estate investor, developer, and operator of mixed-use communities, officially kicks off its new Raleigh-Durham area project: The Yield. Construction has begun on the first phase of The Yield, a life science campus in Holly Springs, NC, and plans are underway for a second phase, which recently received zoning approval. The forthcoming 200-acre campus signifies Crescent Communities' first life science focused project in the Triangle.

The Yield Phase 1:
The initial phase of The Yield will include three buildings totaling over 260,000 square feet, designed to offer maximum flexibility to future tenants’ needs. Two of the buildings will be constructed to meet biomanufacturing specifications and can satisfy speed to market needs, with each building offering over 100,000 square feet, 32’ clear story height, and bay spacing to accommodate single or multi-tenant requirements. The third building will be a two-story office space designed for existing tenant expansion and smaller office users. The first two buildings of Phase 1 are expected to be completed in late 2022.
 
The Yield Phase 2:
In the campus’s next iteration – which just received zoning approval – this phase of The Yield will deliver 10 additional buildings and nearly 1 million square feet of lab, office, and manufacturing space on 120 acres of land adjacent to Phase 1. To allow for ultimate flexibility and facilitating speed to market for future tenants, Crescent Communities sought a Planned Unit Development (PUD) Zoning for The Yield, formerly known as the Green Oaks Tech Center, located at the southeast corner of Holly Springs New Hill and Green Oaks Parkway. Construction on phase two is expected to begin in 2022.
 
Crescent Communities has worked in collaboration with the Town of Holly Springs to develop and promote the life science campus at The Yield. Located in southwestern Wake County, just 20 minutes from the Raleigh-Durham airport, Holly Springs is becoming known around the country as a premier life science hub. Top-tier life science companies such as FUJIFILM Diosynth Biotechnologies, Amgen, and Seqirus have chosen to locate world class facilities in Holly Springs due to its access to infrastructure, speed to market approval process, and proximity to top talent.

The first phase of The Yield is being designed and constructed by a team of industry experts, including Gilbane, O’Brien Atkins Associates, and Timmons Group.
