DENVER (Oct. 16, 2025): Crescent Communities, a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities, in partnership with Macerich, a leading developer of top retail destinations, broke ground on NOVEL HiFi, a new 347-unit multifamily community within Flatiron Crossing’s reimagined 25-acre HiFi development. HiFi represents the transformation of FlatIron Crossing from a traditional Class-A enclosed mall into a vibrant, mixed-use destination anchored by entertainment, dining, retail, and residential offerings. Through this redevelopment, Crescent Communities and Macerich are collaborating to create a dynamic environment that blends living, shopping, and culture in one walkable campus. The NOVEL HiFi community will blend seamlessly within this broader vision, ensuring that residents will not only live adjacent to but fully integrated into the heart of the reimagined district.

Slated to deliver in Q3 2027, NOVEL HiFi will be the only fully integrated living experience fronting HiFi’s central plaza, offering residents an unmatched living experience with a front-row seat to concerts, cultural events, dining, and activations in the new entertainment district. Designed to capture a vibrant spirit, NOVEL HiFi will seamlessly blend art, technology, music, and culinary culture into daily life.

“The Denver market continues to be one of the most dynamic in the country, and Broomfield strikes the perfect balance of proximity to major employers, a bustling lifestyle scene, and unparalleled access to the outdoors,” said Ben Krasnow, Managing Director for Colorado at Crescent Communities. “That combination makes it an ideal setting for the NOVEL brand, which is dedicated to creating communities that seamlessly connect residents to the energy of their surroundings. NOVEL HiFi is poised to deliver a curated lifestyle experience within the dynamic energy of HiFi, while also enjoying thoughtful, amenity-rich spaces that celebrate local creativity, foster meaningful connection, and provide everyday convenience.”

Complementing its surroundings, NOVEL HiFi will offer a robust collection of resident amenities, including:

  • A second-floor Sky Box with views overlooking the plaza’s concerts and festivals
  • A VIP Bar & Lounge with a walk-out terrace, allowing residents to sip cocktails while people watching over the activated plaza below
  • Urban-inspired fitness center with CrossFit elements, studio spaces, and activity programming
  • The Club Room, an indoor/outdoor hub for DJ events, lounging and entertaining with direct walk-out access to the interior grilling, dining and pool area
  • Immersive courtyard with a seasonal hot-and-cool pool, grilling and lounge areas
  • Executive coworking spaces and conference room designed for today’s hybrid professionals
  • Dog run and spa for pet-friendly living
  • Immediate access to an abundance of ground floor retail, dining and entertainment options to be managed by the Flatiron Crossing mall operator.

“NOVEL HiFi will be a defining part of FlatIron Crossing’s ongoing transformation that reimagines our vibrant regional retail destination for the future,” said Macerich Vice President of Development Jacob Knudsen. “Adding Crescent Communities’ 347 luxury residences to our campus delivers a built-in customer base for our retailers, restaurants, and entertainment offerings, while FlatIron Crossing as a whole offers a powerful slate of at-your-doorstep amenities for NOVEL HiFi residents. This is a win for residents, FlatIron Crossing, and the entire community.”

Located just 15 miles north of Denver in the fast-growing tech hub of Broomfield, NOVEL HiFi offers convenient proximity to major employers like the University of Colorado Boulder, Oracle, Salesforce, and the Denver International Airport. The community will be part of HiFi’s broader vision: a vibrant, walkable outdoor hub for shopping, dining, entertainment, and living designed to host everything from concerts and fitness classes to farmers markets and cultural festivals.

Financial partners on NOVEL HiFi include Heitman, BOK Financial, and Pinnacle Financial Partners. Other partners include Brinkman Construction (general contractor), CID Design Group (interior design), Craine Architecture (architects), Design Workshop (landscape), Fortis Structural (structural engineer), Given & Associates (mechanical and electrical engineering), Kimley-Horn (civil engineer), and Southern Energy Management (NGBS).

More broadly in the Denver market, Crescent Communities is currently leasing at two other multifamily communities: the recently opened NOVEL Uptown in the heart of Denver’s bustling Uptown neighborhood, and NOVEL RiNo in the River North Art District. Last year, Crescent announced the sale of NOVEL White Fence Farm to real estate investment trust Equity Residential.

Nationwide, Crescent Communities continues to experience significant growth with $7.2 billion of residential and commercial investments and developments in various stages of construction, operations, and planning. That pipeline includes 15,300 multi- and single-family build-to-rent units; 58,000 square feet of complementary retail space; and 7.5 million square feet of office, industrial, and life-sciences facilities. With a focus on environmental sustainability and wellness, Crescent Communities is a leading recipient of LEED, NGBS (National Green Building Standard), Fitwel, and WELL certifications.
