CHARLOTTE, North Carolina (Oct. 27, 2025): Crescent Communities, a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities, in partnership with Nuveen Real Estate, today announced two new tenants at One Independence Center in Uptown Charlotte. With 45,000 square feet recently leased in the building, LaBella and vQuip are both growing their operations within One Independence Center. This growth demonstrates strong leasing activity and further reinforces Crescent’s continued commitment to investing in well-positioned and dynamic office properties across its Sunbelt footprint.

LaBella Associates, a nationally recognized architecture, engineering, and consulting firm, will relocate from 400 S. Tryon to occupy over 27,000 square feet on the second floor with an anticipated spring 2026 move-in. vQuip, a fast-growing provider of insurance and risk management solutions for the adventure sports industy, will move into a new 5,400-square-foot spec suite on the 13th floor in November, marking a 50% expansion of its existing footprint.

“Tenants are selective, and they’re choosing One Independence Center because it gets the details right with a ‘main and main’ location, modern design and amenities that make the workday easier and exciting, like top-notch food offerings and places to meet and connect without leaving the building. Crescent and Nuveen have elevated what it means to work in Uptown, and the interest we’re seeing reflects that,” said Virginia Luther, Managing Director at The Spectrum Companies. “The momentum at One Independence Center continues to grow, and it’s exciting to be part of it.” Spectrum team members Virginia Luther and Dillard Williams lease One Independence Center on behalf of Crescent and Nuveen.

“As vQuip continues to grow, we couldn’t imagine a better place to be than in the heart of Uptown,” said CEO and Founder of vQuip, Cam Serigne. “We believe Uptown is not just coming back, it’s evolving into something even better. We’re proud to be part of that momentum.”

“Our move into this new Charlotte office marks an exciting milestone in LaBella’s continued growth across the Southeast,” said Keith Garbrick, P.E., Senior Vice President of LaBella Associates. “This modern, collaborative space reflects our confidence in the Charlotte market and our investment in our people, enhancing our ability to attract top talent, serve clients at the highest level, and build on the strong momentum we’ve established throughout the region.”

The expansion activity follows Crescent Communities’ transformation of One Independence Center into a next-generation workplace destination. In collaboration with ENTOS Design and Gensler, Crescent and Nuveen reimagined the 20-story tower to reflect the needs of today’s workforce. The redesign blends the building’s historic character with modern interiors, light-filled workspaces, and state-of-the-art move-in-ready suites designed to attract dynamic, growing companies. At street level, Crescent and Nuveen created an activated retail and dining experience that has transformed the block into a true lifestyle destination. At its core is Monarch Market, an 18,000-square-foot experiential dining hall featuring 11 diverse food vendors, a full-service sushi restaurant, three signature cocktail bars, and artwork by local artist Rosalia Torres-Weiner. The retail mix also includes the North Carolina debut of Sweetgreen, Coco and the Director coffee shop, Portofino’s New York-style pizzeria, Starbucks, and MD Boutique, a boutique medical spa offering bespoke aesthetic medicine.

In late 2024, Crescent Communities appointed The Spectrum Companies as exclusive office leasing partner for One Independence Center. Spectrum continues to attract a diverse mix of tenants – including fast-growing companies and anchor users – seeking a reimagined, centrally located space designed for today’s workforce.

Nationwide, Crescent Communities continues to experience significant growth with $7.2 billion of residential and commercial investments and developments in various stages of construction, operations, and planning. That pipeline includes 15,300 multi- and single-family build-to-rent units; 58,000 square feet of complementary retail space; and 7.5 million square feet of office, industrial, and life-sciences facilities. With a focus on environmental sustainability and wellness, Crescent Communities is a leading recipient of LEED, NGBS (National Green Building Standard), Fitwel, and WELL certifications.
